What you need to know before submitting
What types of floor plans can InCollab Designs review?
InCollab Designs reviews residential floor plans at any stage — professional drawings, builder plans, hand sketches, CAD files, or PDF exports. If you have a plan, we can review it.
How long does a plan review take?
You will receive your marked-up plans and Loom walkthrough video within 5–7 business days of submitting payment. We do not rush the process — thoroughness is the point.
What does the Loom video walkthrough include?
The Loom video is a screen-recorded walkthrough where we explain every annotation on your plans in plain language. No jargon, no guessing — you will know exactly what each note means and what to do about it.
Is a plan review the same as a licensed stamp for permitting?
No. InCollab Designs provides design and buildability analysis — not engineering or permitting services. A plan review does not include a licensed stamp. If your municipality requires a stamped set for permit approval, you will need to work with a licensed engineer or designer for that step.
Can InCollab Designs review plans that are already mid-construction?
Yes. We can review plans at any stage. If construction has already started, we focus on identifying any outstanding issues and opportunities to course-correct before they become costly.
What happens after I submit?
After submitting the form, you'll be directed to a secure checkout page to complete payment. Once payment is confirmed, you'll immediately receive a Dropbox link to upload your plans. Your review will be delivered within 5–7 business days.
What if I need more than a review — my plans need a full redesign?
If the review reveals that your plans need significant changes, we offer Custom Plan Design as a next step. Many clients start with a review and move into full design work based on what we find.
What if the review reveals serious structural problems?
A Plan Review includes design analysis but is not a structural engineering assessment. If structural issues emerge during review, we'll flag them and recommend consulting with a structural engineer. Complex structural problems typically require a licensed engineer's input before moving forward with design changes.
Can I request revisions or changes to the feedback?
The Plan Review provides our professional analysis and recommendations. While the plans are yours to implement as you see fit, the review itself is a one-time comprehensive assessment. If you want to discuss recommendations further or implement changes, a Strategy Session is the next step to work through decisions in real-time.
