I have plans but I'm not sure if they're ready. Where should I start?+

Start with a Plan Review (starting from $500). You'll receive marked-up plans and a Loom video walkthrough explaining what's working, what needs attention, and specific recommendations. It's the fastest path to clarity — and the lowest-commitment way to work with us.

Can I share the Plan Review with my builder or spouse?+

Absolutely — that's the point. Unlike a live call you can't replay, the Loom video can be watched by anyone on your team: you, your spouse, your builder, your lender. Pause it, rewind it, reference it the day construction begins.

Do I need an architect before working with you?+

Not necessarily. If you're starting from scratch, our Custom Plan Design service creates a complete residential plan set ready for structural review. Depending on your jurisdiction, a licensed engineer or architect may need to stamp the plans before permitting.

What does PMP-certified mean?+

PMP (Project Management Professional) certification means we evaluate your project like project managers, not just designers. We understand timelines, dependencies, sequencing, and coordination risks — catching issues that pure design-focused professionals often miss.

How is InCollab Designs different from hiring an architect?+

We specialize in residential design quality — flow, efficiency, livability, and the decisions that are hardest to fix once framing begins. We bring a project management perspective most designers lack. We do not provide structural engineering or licensed stamping.

Are there any additional costs?+

No hidden fees. The price you see is the price you pay. The only exception: Custom Plan Design pricing can increase if scope changes significantly after the project starts — but we discuss any changes with you before proceeding.

Can I get a discount if I book multiple services?+

If you book a Strategy Session and want to move forward into Custom Plan Design, we apply the $1,500 Strategy Session fee toward your custom project fee. No additional cost for continuity.

What if I'm not satisfied with the work?+

For Plan Review, we stand behind our analysis. If you have concerns about the feedback, request a Strategy Session to discuss recommendations in detail. For Custom Plan Design, revision rounds are included in your agreement, and we iterate until you're satisfied with the design direction.

How long does each service take?+

Plan Review: 5–7 business days (rush available in 2–3 days for an additional fee). Strategy Session: Typically scheduled within 1–2 weeks. Custom Plan Design: 6–12 weeks depending on project scope.

What if I need revisions after my plan review?+

A Plan Review is a one-time comprehensive assessment. If you want to implement recommendations into revised plans, a Strategy Session lets you discuss changes in real-time. More extensive revisions typically require a Custom Plan Design engagement.

Do you offer payment plans?+

For Custom Plan Design projects over $15k, we can discuss payment plan options. Contact us to discuss your specific project scope.

What exactly will I receive for each service?+

Plan Review: marked-up plans and a recorded Loom walkthrough. Strategy Session: 2 hours of live consultation via Zoom with a recorded session. Custom Plan Design: a complete residential plan set, elevations, and design documentation. Each service page has detailed information about deliverables.

Do you work with builders and investors?+

Yes. Builders and investors use our Plan Review to catch design issues on spec homes before breaking ground. Builders and developers with multiple projects can discuss partnership rates and retainer arrangements. Contact us to discuss your specific needs.

Do you design ADUs and investment properties?+

Yes. We design for efficiency and return — layouts optimized for resale value, lease-up performance, and cost per square foot.

What if I don't agree with the recommendations?+

Design feedback is based on professional analysis, but you own the final decisions. If you disagree with recommendations, you can discuss them during a Strategy Session or apply your own judgment. We stand by our analysis, but the plans are yours to implement or modify as you choose.
